Our principal designer, Laura Honors, brings not only great design, but also concepts from her Masters Degree in Business to every investor’s project. Our main goal is to provide a straight forward process that provides you with the fastest turn around and largest return on your investment as possible.
Furniture, styling and stocking Design & Implementation fees are priced at $10/Sq. Ft, and furnishings budgets begin at $35,000 for a two bedroom. .

After our initial phone conversation, we’ll walk your property or review the listing (if the property has not yet closed or isn’t accessible), and will put together a proposal including your estimated timeline and estimated budget for any minor updates, furnishings, and services.
Once we have package approval, a signed letter of agreement, and design fees are paid, our team moves into Phase 1:
PHASE 1 - Discovery & Onboarding
One of our strengths is reviewing properties, and determining the best places to invest your money based on your goals. This can mean minor updates such as new light fixtures and painted vanities, upgrades to builder-grade finishes, or just a fresh coat of paint. We deep dive into how we can get you the best return on your investment, and how we can allocate your project budget to achieve your goals.
If the property is accessible and we have not yet toured it - Site Measurements & Before Photos
If the property has not yet closed and we can not tour the property with your agent - We can still do furniture layouts and sourcing based on a floor plan or blueprints, and.coordinate and plan for minor updates.
Detailed pricing estimates for painters, etc, if applicable.
Detailed Questionnaire to ensure your design will resonate with your ideal renter.
PHASE 2 - Design Curation
Once we have a clear project scope and direction, our team gets to work. We start with any overarching minor updates, such as paint colors, if applicable. Once those items have been approved, paid for, signed off on, and are moving forward, we start sourcing and selecting the perfect furniture, lighting and decor pieces for your space.

Design Plan Curated & Priced
Recorded design presentation is sent for review, when it’s convenient for you.
Any revisions are made, and the selections are finalized and signed off on.
PHASE 3 - Project Management
Once we have an approved design plan, our team executes all of the details. We’ll track and accept all of the packages, handle exchanges, dispose of any packaging, and completely set up the home.
